SUMMARY
The following is information related to the process and procedures for obtaining ARC approval for exterior changes of existing homes. It is intended to help avoid any misunderstanding or delays and, to assure compliance with the appropriate Covenants and Guidelines.


Prior approval of ARC is needed

As provided in the Covenants, Conditions, and Restrictions, the ARC is charged with enforcing the Covenants and maintaining the aesthetic integrity and design standards of homes within Cacapon South. Property owners must adhere to the guidelines in the Cacapon South Covenants as agreed to upon purchase of their property.

Any alterations to the exterior of existing homes, including painting, roofing, and/or construction of additional structures, fences, and substantial landscaping changes, are subject to the architectural guidelines, review, and prior approval of the ARC

Aesthetic integrity: a natural look

In keeping with the intent to preserve the aesthetic integrity of the community, property owners should use rustic and/or natural-appearing materials such as stone and wood.

Any siding material may be used if the product has a natural look and texture, and the colors must be a natural shade that is compatible with homes within the community. Any detached garage or shed, or other outbuilding placed upon the premises must conform in appearance and material with any dwelling on the lot.
